Asprey Launch Compliance Management Innovations

Compliance is a key area for social housing landlords, and one of the most challenging areas to manage.  It is not only protecting tenants but also maintaining the confidence of Government and lenders, and increasingly influencing investment decisions.

Those responsible for housing stock face increasing scrutiny from the media, politicians, tenants, trustees and enforcement agencies.

Compliance management covers such a wide range of resources; including internal teams, expert consultants and contractors.

The Asprey team understands the challenges faced by our clients and the substantial responsibility in the pursuit of minimising risk to both tenants and their own organisation.

Asprey’s continued and heavy investment in R&D has focussed on many business areas over the last few months, and we are pleased to announce the launch of new compliance management features to assist our clients in the management of such a complex management area.

Joining our comprehensive compliance management solution are:

Asbestos Look Up App

This simple downloadable app if fully integrated with Asprey's Asbestos management function and offers immediate access to the user organisations asbestos register and its data for any authorised operative, from any location, at any time.

This solution is extremely intuitive to use and requires no training.  To ensure full audit procedures are maintained, any access to any level of information is automatically recorded and is both viewable and reportable from the main operational module by the user organisation.

Action Manager App

A formidable number of remedial actions result from asbestos, Firerisk legionella and other health and safety assessments. Managing and updating those actions requires robust administration.

Asprey's Action manager App slashes administration costs by ensuring that operatives, internal or external, have immediate access to individual or team assigned actions, allowing them to record changes (such as completion) whilst in the field.  Any changes made using the app update Asprey’s operational modules in real time.  With intuitive on-screen search and filtering, operatives combine work tasks with recording.

Not only does the App advise operatives of remedial actions, it also allows them to evidence their resolution.

HHSRS for Habitable Homes

Asprey’s asset management solution deals HHSRS reporting for Decency, but the widening of existing tenants’ compensation rights and coverage of all dwellings introduced by the Homes (Fitness for Human Habitation) Act 2018 substantially alters landlord responsibility for HHSRS management.

Many of our English clients have seen a marked increase in tenant disrepair claims and many legal firms are marketing services for related claims & compensation to social housing tenants.

Adding to its compliance management offering, Asprey has released a new Asset Safety system (a multi-functional solution covering many areas of health and safety including incident management).  This solution, with linked mobile data capture, provides efficient data capture and proactive issue management functions, as well as features to assist in the management of disrepair claims.

The HHSRS App (for both Windows and Android devices) provides full guidance to HHSRS assessors throughout a property visit, ensuring rational yet comprehensive assessments are undertaken and evidenced, with automatic calculation of scores, bands and evidence.  Assessment data can be uploaded live to Asset Safety from any location.

Traffic light risk warnings provide immediate visibility of issues; coupled with dedicated task management functions they allow proactive management alongside a comprehensive range of reports.
